The Black EPDM Still Sitting on Older Santa Fe Roofs
A lot of the service calls we get start with an EPDM roof that was installed twenty or more years ago and has been patched, coated, and patched again since. It is still the most common membrane we find when we pull back gravel or old coating on an older Cerrillos Road strip building or a downtown office block, and it is worth understanding before deciding whether to keep patching or move on.
Why EPDM Shows Up So Often on Older Buildings
EPDM was the standard low-slope membrane for decades before TPO and PVC took over new installs, so age alone explains most of what we find. It is durable rubber sheet, usually black, seamed with adhesive tape or liquid-applied adhesive rather than heat welding. On a well-maintained roof it can run a long service life. The trouble in Santa Fe is that "well-maintained" has to account for conditions this membrane was not originally engineered around at this elevation.
We still recommend EPDM in specific cases, particularly larger flat roofs where ballasted stone protects the membrane from direct UV and the building has enough structural capacity to carry the ballast weight.
How Altitude UV Ages Black Membrane
Black EPDM absorbs more heat than a reflective membrane, and at 7,000 feet the UV load hitting that surface is more intense than it would be at sea level, even on a clear winter day. Over years, that heat cycling dries out the rubber, and we see chalking, surface cracking, and shrinkage at unballasted EPDM roofs well before we would expect it on a comparable roof at lower elevation.
Shrinkage matters because EPDM stretches taut at installation, and as it pulls back over time it puts tension on every seam and every parapet flashing termination. That tension is often the real cause behind seams that look intact but have quietly separated at the edges.
Seam and Flashing Failure at the Parapet
Where EPDM meets a parapet wall or wraps a canale opening, the seam tape has to hold against movement, UV, and standing water after a monsoon storm. Taped seams age differently than the field membrane, and on older roofs we frequently find the tape has failed years before the sheet itself needs replacing.
We check every flashing termination during an EPDM inspection in addition to the open field, because a leak reported inside a building rarely originates where the water is actually pooling on the roof.
Ballasted Systems and Monsoon Wind
Ballasted EPDM protects the membrane from sun exposure, which helps with the UV aging problem, but it introduces a different risk during monsoon season. Wind-driven downpours can shift loose stone ballast over time, and on a roof with inadequate parapet height or perimeter attachment, wind uplift during a strong summer storm can be a real concern. We evaluate parapet height and ballast weight together rather than assuming ballast alone solves the wind question.

Repair or Replace: How We Decide
An EPDM roof with isolated seam failures and a membrane that is still flexible when pressed is usually worth repairing and recoating. A roof with widespread shrinkage, brittle sheet, or repeated leaks in different locations each season is telling us the membrane has reached the end of its practical life, and further patching just delays a larger repair bill.
We do a simple field test during inspection: pressing a small section of membrane to check flex and pulling gently at a seam edge to see how much resistance it gives. Neither test is destructive, and both tell us more about real remaining life than the roof's age on paper.
What Coating Adds and What It Cannot Fix
A silicone or acrylic recoat over sound EPDM slows further UV aging and can buy several more years before replacement, and it is usually the more cost-effective move for a building on a tight capital budget. Coating cannot restore rubber that has already shrunk or reverse seam separation that has already opened, which is why we inspect before quoting a recoat rather than treating it as a default answer for any older EPDM roof.
On buildings where budget cycles run on a fixed multi-year schedule, like some of the government and institutional properties we work with, a recoat plan timed to those cycles often makes more sense than pushing for a full replacement before the roof has actually failed.

How do I know if our EPDM roof needs replacing instead of another patch?
We look at flexibility, shrinkage at the perimeter, and how many separate leak locations you have had recently. Multiple unrelated leak points across one season usually points to the membrane, not a single bad seam.
Does a coating extend the life of an aging EPDM roof?
A silicone or acrylic coating can add years if the membrane is still structurally sound, since it shields the rubber from further UV exposure. It will not fix shrinkage that has already pulled a seam apart.
Why does our roof leak more in July and August?
Monsoon downpours put more water on the roof at once than the canales and drains handle the rest of the year, and any seam or flashing weakness that survived a dry spring gets tested hard during that stretch.
